Development Manager- Investor/Developer

In this role you will co-create the growth engine of a property development business focused on Build-to-Rent and HMO. You’ll own the end-to-end development lifecycle, from land appraisal to handover and asset management, shaping scalable systems and processes. You’ll work with the leadership team to build an operational backbone for rapid, sustainable expansion. This is an opportunity to lead the transformation from a small investor to a major developer, backed by capital and a clear growth plan.

• Lead development projects through planning, design, procurement, construction delivery, and handover
• Manage BTR and HMO schemes, including regulatory and operational nuances
• Oversee construction programmes, budgets, and contractor/consultant teams
• Design and implement development management systems, reporting frameworks, and document controls
• Create repeatable playbooks for appraisal, procurement, and delivery
• Support cost planning, cost control, and funding reporting
• Contribute to portfolio growth strategy and rental/multi-unit decisions
• Recruit, structure, and mentor a growing operations/delivery team
• Act as an operational leader during the company’s scale-up
• Collaborate with leadership to professionalise and scale operations

• Proven track record in cradle-to-grave property development
• Experience with BTR and/or HMO schemes preferred
• Strong understanding of construction delivery and programme management
• Experience setting up or improving development systems and reporting frameworks
• Commercially astute with cost planning, budgeting, and reporting
• Builder mentality with interest in shaping a growing business
• Strong organizational skills and governance in document control
• Desirable qualifications in construction, quantity surveying, project management, or development (MRICS, CIOB or equivalent)
