There is an exciting opportunity to join Bellway, one of the UK’s largest house builders, as a Technical Director within our Wales Division, based from our office in St Mellon’s, Cardiff.
This is a key senior leadership role within the division, offering the opportunity to lead the Technical and Commercial functions across a live and growing development portfolio. The division is scheduled to deliver 250 homes in FY27, with five active developments, including award recognised sites and new schemes coming through the pipeline.
It is an ideal opportunity for an experience technical leader who wants to play a visible role in shaping the success of the division.
The Role
You will work closely with Land, Commercial, Construction and senior divisional colleagues to ensure developments are technically viable, compliant, commercial sound and delivered successfully from inception through to completion.
The role would suit someone who enjoys being close to the details while also operating strategically as part of the senior management team. You will provide technical leadership, support land appraisal activity, manage external consultants and ensure the department delivers practical, commercially aware and cost-effective solutions across the division.
You will also play an important leadership role within the team. The division has an established and capable Technical and Commercial team, and the successful candidate will be expected to provide clear direction to help the team perform at its best.
Principle accountabilities of the role include:
- Effectively work as part of the senior management team and take a holistic approach to managing challenges and issues. Including leading, motivating, communicating and develop the technical & commercial teams to ensure that they are fully engaged to achieve best performance to meet the needs of the business.
- Effectively manage the Division’s Technical & Commercial functions to ensure best practices are followed, costs are controlled, the department maximises revenue generation and contribution to the Division’s operating profit and increases the value added to the Division.
- Advise the land department on the technical viability of new sites.
- Ensure the technical department procedures, layouts and technical reports for land appraisals and required working drawings are prepared to the agreed schedule.
- Ensure and monitor that external consultants are briefed and managed on the preparation and issue of production information in accordance with their appointment and to an agreed programme as required to meet the needs of the Division.
- Liaise with the Commercial teams to ensure that all activities are delivered to the agreed time /cost / specification.
- Ensure that all technical team interventions are within budgets and forecasts as well as in line with Group procedures and protocols.
- Provide accurate progress updates and regular reports to the Managing Director and liaise with Group on all ongoing initiatives and strategies.
Experience, Qualifications and Skills
- Extensive experience working at a senior level within the housebuilding industry as either a Head of Technical / Technical Director or equivalent running numerous projects simultaneously.
- Commercial experience would be highly advantageous.
- A good level of knowledge and understanding of Health & Safety/CDM Regulations, LABC/NHBC requirements, Building Regulations, Planning System, Codes of Practice, Party Wall Awards and other associated legislation connected with both house and flat construction. Experience of effectively leading and managing a team.
Qualifications and Training
- Qualified as a Civil / Building Engineer, Architecture or Construction related degree level or HNC/HND in a built environment subject with relevant experience.
- CSCS card or equivalent.
- Current full UK driving licence.
